Zoning and Design Standards

Land Development Codes and Zoning Regulations are critical to ensure TOD will be successful. Over several months, the TBARTA Land Use Working Group will be asked to develop model TOD zoning regulations as part of the TOD Resource Guide. Our goal is to develop model TOD Zoning Regulations for the TBARTA Region that include a clear purpose and various standards.

Zoning Standards include:
  • Density/Intensity
  • Land Uses
  • Building Heights
  • Parking
  • Setbacks (front)
  • Site Design
  • Streetscape
  • Open/Urban Space
  • Urban/Building Design

Next Steps

Staff has compiled feedback from the October 29, 2010 and November 8, 2010 small group discussions on Zoning Standards for TOD, as well as survey responses and resources received after the meetings, for input into the TOD Resource Guide.  A meeting summary was presented at the December 3, 2010 Land Use Working Group meeting.

A detailed outline of this chapter will be presented at the February 4, 2011 Land Use Working Group meeting.
